48-Hour Maintenance Service Guarantee
We guarantee to complete any Routine Maintenance Service Request within 48-hours (two working days) from the time your written service request is submitted to the Leasing Office.
Should we miss our 48-hour deadline, we will credit you one day's rent for each day of delay. Residents must notify management in writing if the request was not completed satisfactorily. If we agree that the request was not completed satisfactorily, a second maintenance request will be submitted, and rent credit will begin on the date of that second request.*
Our Lyon on-site staff strives to complete all Routine Service Requests within 48-hours. If the service request is not considered "routine" and outside vendor services and/or non-stock parts, then the 48-hour guarantee will not apply.
Please remember, do not attempt repairs yourself. Our trained technicians are ready to meet your needs.
Examples of Routine Service Requests may include the following:
- Electrical Keys and Locks
- Kitchen Appliances
- Fluorescent Lighting
- Hardware
- Water Heater Repairs
- Plumbing
- Window Coverings
- Heating & Air Conditioning
Examples of Non-Routine Service Requests include, but are not limited to:
- Roofing
- Painting and Floor Coverings
- Pest Control
- Foundation and Structural Repairs
- Utility and Cable Repairs
- Repairs Requiring Non-Stock Parts/Supplies
- Outside Vendor Services
Lyon's Maintenance Service Guarantee covers all Routine Requests, submitted with your permission to enter, called in Monday through Friday. Weekday calls placed after 4:00pm will be considered to have been placed the following morning at 10:00am. Calls after 4:00pm on Friday will be considered to have been placed the following Monday at 10:00am. Holidays are excluded.

New Resident 30-Day Refund Policy
If you, as a new Lyon resident of any participating Lyon community, are not completely satisfied with our management, maintenance, landscaping, all you need to do is notify your community's Property Director in writing* within 30 days of your move-in date and upon moving from the property, we will refund your application fee plus your deposit, less any damages and concessions, including, but not limited to, move-in and rent concessions, within 21 days.
As a resident, you are responsible for your rent payment for the 30 day time period after the office receives your written notice, and you must move out within that specified time period.
You may choose to transfer the fees and deposit to another Lyon Apartment Community providing you request this in writing within the 30 day notice period. Please keep in mind that a transfer applies to a similar size unit and/or market value. If you choose to upgrade, you may need to re-qualify prior to approval.
* As a new resident, you must complete and return a Lyon Intention to Vacate Form. Any other written notice will not qualify. Both 48-Hour Maintenance Service and New Resident 30-Day Refund Policy Guarantees are subject to participating communities. Please contact community for complete details.
